That is because the buyer takes on the risk, the legal work, the refurbishment costs, the holding costs and the responsibility of completing the deal.
If your main goal is to get the absolute highest possible price and you are happy to wait, using an estate agent may be better.
But if your goal is speed, privacy, certainty and less stress, selling directly may be a better option.
